Description

Residence 6C is a 1,093 square-foot, two-bedroom, two-bath residence thoughtfully reimagined by Alexander Doherty, located at 40 Bleecker, one of NoHo's premier full-service condominiums. Building upon Ryan Korban's original interiors, Doherty introduced bespoke millwork, custom lighting, a thoughtfully reconfigured layout, and a fully integrated Savant smart-home system.

The sun-filled living room features 10-foot coved ceilings, chevron oak floors, and oversized west-facing windows overlooking Mulberry and Lafayette Streets. A custom illuminated bookcase creates an elegant architectural focal point between the windows. The open Ryan Korban-designed kitchen centers on a statuary marble island, with Italian cerused oak and bronze fluted-glass cabinetry, a full Miele appliance suite, and a wine refrigerator.

Doherty reconfigured the second bedroom with double-wide lacquered pocket doors, allowing the space to transition effortlessly between an extension of the living area and a private guest bedroom, study, or library. The primary suite features a fitted walk-in closet and a Grigio Dove stone bathroom with a double vanity and Lefroy Brooks fixtures. Both bathrooms feature radiant heated floors, and California Closets provide customized storage throughout. Fully integrated Savant and Lutron technology provides intuitive control of lighting, motorized shades, climate, and entertainment systems, while a discreetly concealed audio system delivers exceptional sound throughout the residence. The home also boasts LG washer and dryer and an Intelli-Tec security and fire monitoring system.

40 Bleecker represents Ryan Korban's first residential commission. Korban is the AD100 designer behind the Balenciaga and Alexander Wang flagships. Rawlings Architects designed the distinctive Streamline Moderne-inspired brick building. Residents enjoy an impressive collection of amenities, including a 58-foot saltwater pool, a fitness center and stretching studio, an Edmund Hollander-designed courtyard garden, private parking (for purchase), and a 24-hour concierge. Ideally situated in the heart of NoHo, the residence offers immediate access to some of downtown Manhattan's most celebrated restaurants, luxury boutiques, art galleries, and cultural destinations.
