Exquisitely Renovated Penthouse with Expansive Private Rooftop Terrace

A masterclass in contemporary downtown living, Penthouse South at The Brewster Carriage House is an exceptional three-bedroom, three-bathroom residence offering approximately 2,600 square feet of impeccably renovated interiors, complemented by approximately 1,800 square feet of extraordinary private rooftop terraces.

Thoughtfully reimagined by acclaimed Elle Decor A-List 2026 designer Augusta Hoffman, the residence masterfully balances the authenticity of a classic downtown loft with the warmth, refinement, and effortless livability of a bespoke home. Every finish, proportion, and material has been meticulously considered, creating a residence of enduring quality that is as inviting as it is sophisticated.

Bathed in natural light from its coveted southeast corner exposure at the intersection of Broome and Mott Streets, the dramatic great room is defined by soaring 12-foot ceilings and remarkable scale that capture the essence of quintessential loft living. Eight oversized windows, three opening onto Juliet balconies, frame the surrounding cityscape while flooding the interiors with sunlight throughout the day.

Designed for gracious entertaining as much as comfortable everyday living, the expansive living and dining spaces unfold seamlessly around a sculptural travertine island that anchors the beautifully appointed open kitchen. Outfitted with bespoke Amuneal cabinetry, a premium suite of Miele appliances, and richly textured natural materials, the kitchen is both highly functional and visually striking. A travertine-clad gas fireplace, integrated sound system, and concealed 133-inch projection screen complete a space equally suited to intimate evenings at home or entertaining on a remarkable scale.

Ascending the beautifully crafted iron staircase, the rooftop terraces become a true extension of the residence - an elevated outdoor living experience offering exceptional privacy above the surrounding rooftops. Thoughtfully designed with multiple areas for dining, lounging, and entertaining, the terraces feature a built-in gas grill, lighting, and an automated irrigation system, all set against sweeping views of Downtown Manhattan. Rarely does private outdoor space of this caliber feel so seamlessly connected to the home below.

Privately positioned from the entertaining spaces, the primary suite is a tranquil sanctuary featuring a generous dressing room and an elegant spa-inspired bathroom appointed with Calacatta Viola marble vanities, Apparatus lighting, and radiant heated floors. An additional oversized bedroom serves as a luxurious secondary suite with its own beautifully finished bathroom.

Currently configured as an executive-tier home office, the third bedroom offers exceptional flexibility and is serviced by perhaps the home's most striking bathroom, distinguished by a bespoke wall-mounted vanity sculpted from a single slab of Calacatta Monet marble. Adjacent to a full-size laundry room with a vented washer and dryer, this area of the residence perfectly illustrates how exceptional design can coexist effortlessly with everyday functionality.

The residence is further enhanced by an extensive suite of integrated modern conveniences, including whole-home audio, motorized window treatments, central heating and air conditioning, and a comprehensive security system.

Penthouse South presents an increasingly rare opportunity to bypass the years of planning, renovation, furnishing, and refinement typically required to create a residence of this level. Every furnishing, finish, and detail has been thoughtfully curated to complement the home's architecture and extraordinary scale, allowing its next owner to begin enjoying the residence immediately while avoiding the considerable time, expense, and uncertainty often associated with transforming a newly delivered developer residence - or an empty loft - into a truly exceptional home.

The Brewster Carriage House is an intimate nine-residence boutique condominium offering doorman service. Originally constructed in 1900 as the home of Brewster & Co.; America's premier luxury carriage manufacturer. The building has been meticulously restored while preserving its remarkable architectural heritage, and illustrated throughout by exposed brick and cast-iron columns.

Perfectly positioned in the heart of Nolita, residents enjoy immediate access to SoHo, NoHo, Little Italy, and the Lower East Side, placing many of Manhattan's finest restaurants, cafés, boutiques, galleries, and green spaces just moments away. Neighborhood favorites include Oriana, La Esquina, Sant Ambroeus, Café Habana, Balthazar, Eataly, Whole Foods, Gucci, Prada, Sézane, Rowing Blazers, Madhappy, Love, Adorned, and the enchanting Elizabeth Street Garden.
